According to John Burns Research and Consulting (JBREC), at their peak in Q2 2022, institutional investors (those owning 1,000+ single-family homes) only accounted for 2.4% of home sales. By Q3 2024, that number had dropped to just 0.3%.


That’s a huge shift, and it means fewer investors are competing in the market now than in past years.

Why the pullback? Higher mortgage rates and home prices have made it less appealing for investors to buy right now, which means there’s more opportunity for regular buyers like you.
